Commercial Construction Estimator

They are seeking an experienced estimator to join their team and play a key role in securing profitable projects and supporting successful project execution from preconstruction through completion.
Position Summary
We are seeking an experienced Commercial Construction Estimator to manage the estimating and preconstruction process for commercial construction projects. This role is responsible for preparing accurate and competitive estimates, reviewing project documents, performing detailed takeoffs, developing budgets, and supporting the transition from estimating to construction.
The ideal candidate has strong commercial construction estimating experience, understands building systems and project delivery methods, and can effectively collaborate with leadership, project managers, sales teams, owners, and subcontractors.
Key Responsibilities
Estimating & Preconstruction
- Review architectural, structural, civil, and MEP drawings and specifications.
- Perform detailed quantity takeoffs and prepare accurate project estimates.
- Develop conceptual, budgetary, negotiated, and competitive bid estimates.
- Create complete project budgets including:
- Labor
- Materials
- Subcontractors
- Equipment
- Overhead
- Profit margins
- Identify scope gaps, project risks, and value engineering opportunities.
- Review and qualify subcontractor bids.
- Participate in pre-bid meetings, project walkthroughs, and site visits.
- Meet with customers to review project scope and requirements.
- Prepare and distribute bid invitations.
- Solicit, review, and manage subcontractor proposals.
- Develop pre-construction RFP packages.
- Receive, review, and respond to subcontractor RFIs.
- Submit pre-bid RFIs as needed.
Project Handoff & Construction Support
- Conduct turnover meetings with Project Managers and Superintendents.
- Organize estimate files and supporting documentation.
- Assist with project buyout and subcontractor selection.
- Support pricing for change orders and project modifications.
Continuous Improvement
- Compare estimated costs against actual project performance.
- Assist with improving estimating procedures and best practices.
- Maintain current knowledge of market pricing, construction methods, and industry trends.
- Develop and maintain pricing databases and historical cost information.
- Assist with implementation of estimating software and process improvements.
Required Qualifications
- 5+ years of experience estimating commercial construction projects.
- Experience with commercial renovations, additions, and new construction.
- Strong understanding of commercial building systems and construction processes.
- Ability to read and interpret construction drawings and specifications.
- Knowledge of construction contracts and project delivery methods.
- Strong analytical, organizational, and problem-solving skills.
- Excellent communication and presentation skills.
- Ability to build and maintain relationships with owners, clients, subcontractors, and internal teams.
- Proficiency with Microsoft Office Suite, including Excel, Outlook, and Word.
