Project Manager – Exterior Restoration – Direct Hire
Location: Northern territory is from Clearwater, Tampa, St Pete down to Port Charlotte FL. Includes all the surrounding island towns as well.
Work Environment: High-rise exterior restoration sites
Employment Type: Direct Hire
Schedule: Monday–Friday, 8:00 AM – 5:00 PM
Base Salary: $90,000 – $115,000 DOE
Bonus: 10% of base salary, paid annually
Travel: Regional travel throughout Florida
Position Overview
Superior Skilled Trades is partnered with a state-certified general contractor specializing in exterior remediation and restoration for condominium and commercial properties throughout Florida. We are seeking an experienced Project Manager with hands-on expertise in exterior restoration, waterproofing, and concrete repair. This role requires a professional capable of leading projects from turnover through closeout while ensuring schedule adherence, strong financial performance, and client satisfaction.
Key Responsibilities
- Lead exterior restoration projects from pre-construction transition through final completion and closeout
- Manage project budgets, forecasts, cost controls, and overall financial performance
- Develop, maintain, and update detailed project schedules and execution plans
- Oversee subcontractor scope alignment, contract administration, procurement, and change order management
- Collaborate with Superintendents and field leadership for seamless coordination between office and field operations
- Serve as the primary client contact throughout the project lifecycle
- Coordinate inspections, material testing, compliance documentation, and reporting requirements
- Support manpower planning, sequencing, and staging strategies for efficiency
- Ensure compliance with contract requirements, safety regulations, and company standards
Required Skills & Experience
- Proven experience managing exterior restoration, waterproofing, and/or concrete repair projects
- Strong understanding of high-rise logistics, access constraints, staging requirements, and phased sequencing
- Ability to manage multiple projects concurrently
- Solid knowledge of budgeting, cost tracking, scheduling software, and contract administration
- Strong communication and coordination skills with clients, subcontractors, and internal teams
Preferred Qualifications
- Hands-on experience with high-rise access equipment, scaffolding, and project sequencing
- Ability to proactively troubleshoot field and logistical issues
- Familiarity with regulatory and safety standards in high-rise restoration
Compensation & Benefits
- Base Salary: $90,000 – $115,000 DOE
